Building Policies & Procedures

PAL's Rules and Regulations may be downloaded in PDF format here.

Automatic debit—You may set up automatic debit to pay your monthly assessments. Contact Phoenix Rising Management Group, LTD, at 312-850-3251.

Complaints—Any complaints about the building or other units should be directed to Phoenix Rising.

Deliveries—All deliveries should be checked and scheduled with Phoenix Rising.

Directory—To have your name added to the directory, please call Phoenix Rising Management Group, LTD, at 312-850-3251. When someone dials you from the directory, press 6 to let them in. The building monitor is on Channel 95.

Disposal—To use the disposal, turn on  a medium flow of cold water, and then scrape in food waste. Let the cold water and disposal run for approximately 25 seconds after food shredding stops. This ensures that all waste is thoroughly flushed through the trap and drain. (See p. 9 in disposal manual.)

Door entry system—If you are having problems with your door entry system or intercom, please contact Phoenix Rising at 312-850-3251.

Garbage removal—Management requests that residents not leave garbage of any sort in the garbage rooms. If an item is too big for the chute, it is the resident's responsibility to take the item down to the garbage room.

Moving—There is to be no moving in or out on Sundays. See the Moving page for additional rules and procedures.

Parking spaces—All parking spaces on the first floor are owned. Please do not allow friends or delivery/workmen to park in those spaces.

Utilities

For utilties, cable, and other useful information for getting set up in your new home, visit the City Services & Links page. Basic cable is included in our monthly assessment.

Property Taxes

You must register your property with the Cook County Treasurer's Office in order to receive the correct tax bill. Each unit is assigned a PIN number for the unit and another PIN for your parking space. The form to change your address can be found at the Cook County Treasurer's Web site.

Go to  the Cook County Treasurer's online form and enter your PINs: 17-22-314-033-xxxx.  You have a PIN for your unit and another PIN for your parking space.

Anything entered in the PROPERTY LOCATION field will not show up in the address area when they mail the tax bills. It is best to put your parking/unit number in the NAME or ADDRESS field. If it doesn't fit, abbreviate your first name. Here is an example for a parking space:

Name: J. Smith P180
Address: 221 E Cullerton #1342
Property Location: Parking Space #180 @ 221 E. Cullerton
